Average land price takes into affect all land, that means All LAND. Let’s see your statistics what avg farm land went up? 30% would be conservative in Midwest. . My area mid 7000 to 8000 pre Covid to 10000-12000 today and here prices have flattened or slight downward pressure today. We have had some 14000’s in Mn and in Iowa some closer to 15000 or more in our immediate area. Go to NW Iowa and 20000 is normal with some upper 20’s, I believe there was a recent sale at 30000. Even using math on your statistics there has been a 25% increase and that takes into consideration of alot of non productive land.
