| This is very similar to a farm that sold by us earlier this month. The farm was 134 acres with about 111 tillable and with tile 122 could be farmed. A creek ran through the corner of it cutting off about 4 of these "tillable" acres. We thought we could get it for 5000-5500 overall, and let it go for 5600, which translates to 6750 or so per tillable acre.
If you can pull it off and not have a lump in your throat after taking down the mortgage I'd go for it. Sure in a few years maybe you could get it 1000-1500/acre cheaper but by then you'll have most of that back in crop income.
